Commercial Property Security Guards –
Establishing security goals, renter security needs, attempting to balance technology with people, preventing surprises, security costs, and ROI are all addressed by property managers.
Building Security Definition
Security is a state of mind that includes security technology, security personnel, tenants, and geography. Different locations necessitate a variety of strategies. For example, we would expect to see camera systems, a guard desk, or both in a downtown Miami office building. If we don’t, we’ll have security concerns. On the other hand, buildings in neighboring cities may have less security.
Security in Balance
Various clients expect different types of security, so security must be balanced. One service user may want you to oversee visitors carefully to prevent theft or workplace violence, whereas another may be concerned about a system that is so stringent that tenants and employees are uneasy. You must strike a balance between these desires.
You must also strike a balance between security personnel and security technology. While we all depend on technology, it is critical to have sufficient security personnel to make decisions and act on data generated by real-time reporting software.
Keeping Surprises at Bay
Defense surprises can be aggravating! There are numerous challenges to incorporating base building security and technology.
Everyone agrees that open buildings make access control integration impossible. Even open systems, however, do not always communicate enough important information to allow for effective integration. When purchasing new tech, you must request very specific integration questions. A property manager may be surprised by a security officer’s technological knowledge. We included specific training to ensure that all guards were properly trained before installing new equipment.
The Price of Security
Property management companies concur that buildings must implement a security strategy capable of mitigating security risks. A management company may or may not be capable of recovering security costs through rents, based on the current market rents for specific classes of buildings in specific locations.
As a result, you must have proper protection for the type of structure, location, and client, or you will be unable to sublet the building. You must pay for it if the rent does not cover the cost.
Security ROI (Return on Investment)
Because of the high cost of safety and the difficulties in recovering security costs through rent, property managers are looking for ways to create a security ROI. In the longterm, security is an amenity of a building. It improves the property’s marketability. We have a competitive advantage because of new technology and top-tier guards.
However, ROI technically refers to making an investment and garnering a return on that investment. For example, today’s access monitoring system can incorporate with environmental controls, allowing a building system to turn on heat or air conditioning in a workplace after hours or on weekends when someone cards in. The ROI is derived from utility bill savings.
Security can sometimes provide opportunities for a return on investment. However, you must exercise caution in order to take advantage of these opportunities without jeopardizing your security. Security must always come first, and occasionally a required security execution simply cannot produce ROI. To learn more about our security guard services, please contact us.
